Your choice of estate agent can be the difference between a smooth and comfortable transaction for the right price, and a long drawn-out process in which your property sells for less than it’s worth.

A specialist or a generalist?
With the rise of the internet, more and more estate agents seem to be popping up everywhere. So how do you tell the good ones apart from the bad?
Take a look around your agents’ website. What other services do they offer? If the services your agent offers are too diverse, this suggests they aren’t specialists, and may therefore not be experienced enough in one thing to find you the right buyer and obtain the best possible price.
If the services they offer are too restricted, this suggests they approach all sales with the same one-size-fits-all approach. Do they have the right skills and experience to deal with anything interesting or unique? Or will your property be placed on a proverbial conveyer belt like all the rest, and then forgotten about?
It’s also worth looking to see what bespoke services are on offer; an agent willing to tailor their service on your behalf is a good indication of how much effort they’ll place in the selling of your property. Don’t be price led
Although it can be tempting, don’t automatically go with the agent that offers you the highest price for your property - this is often a tactic used to win your business.
Instead, you should check their industry credentials, reviews and testimonials, and of course, always trust your gut! Of course, with 4.9 out of 5 on Feefo, and 4.5 out 5 on Google, that’s easy for us to say!
Always read your terms and conditions
When choosing an estate agent, you should always make sure that you read the terms and conditions of the agreement before signing anything.
Don’t be afraid to ask questions if there’s anything you don’t understand. Many terms and conditions use business jargon so it’s important that you fully understand what you’re signing. A good estate agent will know this, and will take the time to help you.
Monitor your agent’s performance
Once you have chosen your estate agent, don’t be afraid to ask them how things are going.
For example, keep track of how many viewings you’ve had, who they have been from, and how successful they have been.
You should also keep checking how the marketing of your property is progressing. This is crucial when it comes to securing as many viewings as possible and, ultimately, selling your property.
