New build versus an older property – what’s the difference?

Searching for the perfect place to call home can be extremely tricky. After all, you’re going to spend a lot of time there, so it needs to be comfortable and practical for your lifestyle.

One of the major factors people consider when looking for their perfect house, is whether to go for a new build or an older property. Of course, it comes down to personal preference, but there are both pros and cons connected to the age of your property. 

In this blog, we’re looking at the differences between buying newer and older properties to give you some food for thought before you begin the search for your future home.

New build properties

Advantages of a new build property

  • Blank canvas - When you opt for a new build, you have a blank canvas that you can put your own stamp on and personalise without the need for renovation work. Some new build options also give you the opportunity to choose fittings and colour schemes tailored to your style.
  • Warranty - In the UK, all new builds are covered by a 10-year home warranty and insurance guarantee. This means that if there are any issues with the construction of your home, you have the peace of mind that it’s covered.
  • No chain - Moving into a brand new property is chain free as there is no one waiting to move out. There are also many part-exchange offers for new builds, so you don’t have to encounter problems when selling your current home.
  • Energy efficient  - New homes are generally more energy efficient than older homes as they are well insulated and have double-glazing as standard.

Disadvantages of a new build home

  • Less space - In general, new builds are smaller than period homes. Plot space is also allocated to gardens, so houses themselves have to make the most of the space available to them.
  • Delays - There can often be delays when waiting when waiting for a new build to be constructed.
  • Thinner walls - This is often talked about in relation to the differences between new and old properties. Most new builds use plasterboard, so walls are thinner and less soundproof than those in older homes.
  • Less character - New builds tend not to have as many unique features as older properties, and some people may feel they lack character.

 

Older homes and properties

Advantages of an older property

  • Full of character - Older properties have a charm and character that make them unique. Many people love the idea of buying a home with a rich history and period features. 
  • More space - Older properties were often built with spacious rooms and higher ceilings.
  • Negotiation on price - There is usually more room for negotiation when it comes to the price of an older home. This can be due to how quick the house needs to be sold and the condition of the property.
  • Thicker walls - Older properties usually have thicker internal walls made of stone or brick.

Disadvantages of an older property

  • Renovations - When you buy an older house, you may find that there are renovations needed. At the least, you may need to update the décor, however, there can be more expensive structural renovations needed.
  • Expensive maintenance - Maintenance can be more expensive in old builds due to the more spacious rooms and unique features.
  • Old heating systems - Older homes often have older heating systems and take longer to heat up due to their size.
