The Second Viewing Test: Is Your Home Ready for a Serious Buyer?

The Second Viewing Test: Is Your Home Ready for a Serious Buyer?

Preparing for a second house viewing is very different from getting ready for the first one. During an initial viewing, buyers are often deciding whether they like the general feel, location and layout of a property. On a second visit, they are usually looking much more closely. They may measure rooms, test taps, open cupboards, listen for noise and look for anything that could affect their final decision.

A second viewing is a positive sign. It often means your property has made a shortlist and the buyer is seriously considering an offer. However, this is also the stage where small doubts can grow into larger concerns.

At Shinerocks, we recommend treating every second viewing as an opportunity to answer the buyer’s remaining questions and make it easier for them to picture moving forward.

Why Second Viewings Matter

A first viewing is often emotional. A buyer might respond to the natural light, the garden, the size of the kitchen or the general atmosphere.

A second viewing tends to be more practical.

Buyers may arrive with a tape measure, a list of questions or a family member whose opinion matters to them. They may also revisit rooms they passed through quickly the first time.

Someone searching for a property to buy in Purley, Croydon & Greater London is likely to compare several similar homes. Your property therefore needs to stand up to closer inspection, not just create a strong first impression.

Make Storage Easy to Inspect

Storage is one of the first things serious buyers start thinking about. They may look inside fitted wardrobes, kitchen cupboards, under-stairs spaces and garages.

You do not need to empty every cupboard, but avoid filling them so tightly that buyers cannot see how much space is available.

Before the viewing:

Remove items you no longer use
Organise shelves so the space looks practical
Clear the floor of wardrobes
Make loft or garage access easy
Avoid hiding clutter in cupboards

A tidy storage space appears more useful and can make the property feel easier to live in.

Expect Buyers to Check Water Pressure

Buyers may turn on taps, flush toilets or check the shower pressure during a second viewing.

Make sure taps are clean, drains run freely and there are no obvious leaks or drips. If water pressure varies at certain times of day, speak to your estate agent about how best to explain this honestly.

It's also worth checking:

Shower heads are free from limescale
Toilets flush correctly
Sinks drain quickly
Sealant around baths and showers is tidy
There are no signs of damp beneath sinks

Minor maintenance jobs can attract more attention during a second viewing than they did during the first.

Think About Noise at Different Times

Noise is difficult to judge during one short appointment. A buyer may therefore arrange a second viewing at a different time of day.

They could be listening for road traffic, nearby businesses, neighbours, schools, aircraft or general street activity.

You should never try to hide normal local noise. Buyers may visit the area independently before making an offer, so honesty is always better.

If your home has features that reduce noise, such as double glazing, thick curtains or fencing, make sure these are easy to notice.

As an experienced estate agent in Purley, Croydon & Greater London we will always be able to explain the character of the road to potential buyers and answer local questions accurately.

Be Ready for Room Measurements

A serious buyer may want to know whether their sofa, dining table, bed or home office furniture will fit.

Make rooms easy to measure by removing unnecessary furniture and keeping access to walls clear.

You can also help by having useful information available, such as:

Approximate room dimensions
Floor plans
Details of built-in storage
Appliance measurements
Garden dimensions
Parking space sizes

Accurate floor plans are especially useful when buyers are comparing your home with another property for sale in Purley, Croydon & Greater London. At Shinerocks, we offer accurate floor plans as standard.

Check Mobile Signal and Broadband Details

Mobile reception and broadband speed now matter to many buyers, particularly those who work from home.

A buyer may check their phone signal in different rooms or ask which broadband provider you use.

Prepare a simple, factual answer covering:

Your current broadband provider
The package or speed you receive
Whether fibre broadband is available
Which rooms you commonly work from
Any useful mobile signal information

Avoid promising a particular speed or signal strength, as performance can depend on the buyer’s provider and equipment.

Look Closely at Windows and Doors

Buyers may open windows, test locks and look for condensation or damaged seals.

Before the viewing, check that:

Windows open and close properly
Keys are available where needed
Doors do not stick
Locks work smoothly
Frames are clean
Cracked panes or damaged seals are addressed

Buyers do not expect every home to be perfect, but poorly maintained windows can suggest larger future costs.

Make Heating Information Available

Heating is another area buyers may examine more closely during a second viewing.

They may ask about the boiler’s age, energy bills, servicing history or how quickly the property warms up.

Gather any useful information you have, including:

Boiler service records
Installation documents
Energy Performance Certificate details
Guarantees or warranties
Approximate energy usage
Instructions for heating controls

The heating should be working normally during colder weather. An unusually cold house can create doubts about insulation, efficiency or comfort.

Do Not Overstage the Property

A second viewing should feel comfortable and welcoming, but it should also feel honest.

Avoid adding heavy fragrances, keeping every light on unnecessarily or trying to distract buyers from obvious issues. Serious buyers are usually looking for clarity.

Focus instead on making the property clean, calm and easy to inspect.

Questions Buyers May Ask

Prepare clear answers to common second-viewing questions, including:

Why are you selling?
How long have you lived here?
What are the neighbours like?
How old is the boiler?
What is included in the sale?
Where are the property boundaries?
Have you completed any major work?
How quickly could you move?

If you are unsure how much information to provide, ask us for advice!

Make the Next Step Easy

A second viewing is not the time for a hard sell. Buyers need enough space to look, talk and think and we will always give them exactly that.

Our role is simply to make your home easy to assess and make reliable information available.

After the viewing, we will always ask for feedback and pass this on to you, the seller. This can help you understand whether the buyer is preparing an offer, has concerns or needs further information.

Frequently Asked Questions

Is a second viewing a good sign?

Yes. A second viewing usually means the buyer is genuinely interested and wants to check details before deciding whether to make an offer.

Should I leave the property during a second viewing?

In many cases, it is better to let us conduct the viewing. Buyers may feel more comfortable asking questions and discussing the property openly.

How long does a second house viewing take?

Second viewings are often longer than first viewings. Buyers may take measurements, inspect storage and ask more detailed questions.

Should I fix minor problems before a second viewing?

Yes, where practical. Dripping taps, sticking doors, failed light bulbs and loose handles can be inexpensive to fix but may affect how well maintained the home feels.

What should I do after a second viewing?

We will provide you with detailed feedback. We can manage questions, negotiations and follow-up effectively.
